Fredericksburg Retail Vacancy Rate Up Slightly Over 2012

The findings were released in the Economic Development and Tourism's third quarter 2013 retail report.

The Fredericksburg area retail vacancy rate was at 7.9 percent for the third quarter of 2013, compared with 7.2 percent for the same period in 2012, according to the Department of Economic Development and Tourism's most recent quarterly retail sales report (attached as a .pdf).

Downtown Fredericksburg -- defined in the report as the 600 - 1100 blocks of Caroline Street and the 100 - 400 blocks of William Street -- was 90 percent occupied.  That's down slightly from 91 percent a year ago.  Of the 143 available retail spaces, 129 were reported filled.

Central Park was 94 percent occupied, with 28 vacancies, according to the report.  Tilly’s clothing, shoes and accessories recently opened at 1270 Carl D Silver Pkwy.

Eagle Village was 82 percent occupied with 11 vacancies.  There are approximately 27,000 square feet of retail remaining to lease.  Hop & Wine, Planet Fitness and Kumo Sushi & Hibachi have opened in the center.  Hyatt Place at Eagle Village has a planned opening in January 2014.

AMG-VA Properties, LLC has purchased the 5,925 square foot building at 2312 Plank Rd. in the Gateway Village shopping center, formerly home to Vinny’s and Cafe Davanzo restaurants.  The Minnesota-based company plans to open Cowboy Jack's restaurant and bar.  An opening date has not been announced.
