KLNB BROKERS SALE OF GROCERY WAREHOUSE TO TOBACCO ROAD, LLC FOR $2.3 MILLION
BALTIMORE, MD (March 27, 2014) – NAI KLNB has brokered the sale of a nearly 55,000 square foot single-story warehouse building, formerly owned by Northeast Foods, to Tobacco Road 2012, LLC for $2.3 million. The warehouse is located at 4406 Overview Drive in Fredericksburg, Virginia and situated on approximately nine acres of land. John Milligan, SIOR and Andy Georgelakos of NAI KLNB represented the seller and George Kolentsi of Gatehouse Realty represented the buyer in this transaction.
Located just over one mile from Interstate 95, the building has been functioning as a warehouse and storage facility for Northeast Food, a Baltimore-based company that is among the largest manufacturers and suppliers of hamburger buns in the United States. The warehouse features 16 loading docks and 28 foot ceilings, and is outfitted with approximately 10,000 square feet of freezer space.
“This warehouse is outfitted to match the warehouse requirements for companies operating in food processing and food distribution operations, and the new user was attracted to this project based on its involvement in the grocery store sector,” said John Milligan, SIOR of NAI KLNB. “In addition to satisfying the logistics needs of the food industry, the warehouse will expedite deliveries to the central and northern Virginia marketplace based on its strategic position close to major interstates.”
