The Betty Lou Anderson estate is up for auction.
Nicholls Auction will be auctioning of a 38-acre property off Gordon Road in Spotsylvania County as part of the Betty Lou Anderson estate. The property has a three-bedroom, 1,100-square-foot home with a detatched garage that is in need of some repairs and several outbuildings. The home has new windows, doors, a hot water heater and an oil furnace heat. Air conditioning needs to be added but there are vents and duct work installed. In 2007, the property was approved for a preliminary plat for a seven-home subdivision. "This property is perfect for equine, livestock, or farming operations or future residential development," said John Nicholls, president of the company, in a prepared release. Fredericksburg dentist Dr. Carter Waller has purchased 1616 Stafford Ave. as an investment and he plans to eventually move his Big Smile Dental practice there. Christian G. Waller of Cushman & Wakefield | Thalhimer handled the sale negotiations on behalf of the buyer, who is his brother. He said improvements to the building have already been made and there will be more work to improve the appearance and curb appeal of the building in the College Heights neighborhood. Bethany Christian Services and Pregnancy Center occupy the building. Christian Waller said Bethany will remain in the building and a meeting is scheduled this week to talk about the future. After a review of the appraisal process, City Council voted to move forward with advertising an equalized real estate tax rate of 74 cents per $100 of assessed value.
About 30 percent of Fredericksburg's property owners will pay a tax increase this year if City Council approves the advertised real estate tax rate of 74 cents per $100 of assessed value. The rest will pay the same or less, depending on their final reassessment. City staff presentedPearson Appraisals Fred Pearson's appraisal details to City Council in a work session Tuesday night. The overall tax book value of property in the city was $3.6 billion in 2011 and the new preliminary value is $3.58 billion. According to Pearson's presentation, multi-family homes saw the largest increase at 24.3 percent. Fredericksburg's reassessment notices have been mailed and Fredericksburg Patch is seeking out your comments and concerns. Do you agree with your reassessment? Overall commercial and industrial property is down about 1.5 percent and all residential is down 7.5 percent, according to city officials. The city was anticipating property value decreases in the 12-percent range. Fred Pearson, the property assessor, said he used 2011 and some 2012 sales to compare. Median list price drops to $319,999
Fredericksburg's median list price for homes dropped again this week, another sign that the market is weakening. Avery-Hess Realtors reported the median list price for the 22401 Zip Code was $322,450 last week. This week the median list prince is $319,999. The market has been cooling for the past few weeks and demand is low relative to the inventory. "Look for a persistent shift in Market Action before prices plateau or begin to rise again," the report states. The average number of days a home is on the market increased two more days to 226 days. At least 40-percent of the properties on the market had a price drop.

Fredericksburg's housing market in 22401 has been consistently cool for several weeks now.
Fredericksburg's median home price continues to trend downward and the market has been cool for several weeks now, according to a real estate report from Avery Hess Realtors. "The market has been consistently cool for several weeks. Demand level are low relative to the available inventory. It's a Buyer's market and prices continue to fall. Look for a persistent shift in Market Action before prices plateau or begin to rise again," the report states. The median list price is $322,450. Homes are on the market an average of 224 days. "Prices have been on a downward trend recently and this week, while essentially flat, doesn't break us out of that cycle," the report states.

RGS Properties purchases $5.3 million in office condos in Fredericksburg and Stafford County.
Cushman & Wakefield| Thalhimer announced this week the sale of 13 separate office condominiums in North Stafford Medical Park located and Snowden Office Park. RGS Properties LLC purchased the office condominiums totaling 32,353 square feet from Snowden Office Park Partnership and RCH Family LLC for $5.3 million. RGS plans to use the new real estate for an expansion of its commercial real estate investments in the area. The sale included five condos at North Stafford Office Park at 392 Garrisonville Rd. and eight condos at Snowden Office Park near Mary Washington Hospital.
